General Contractor is the term given to a person or firm which contracts for the construction of an entire building or project and hires subcontractors such as plumbing contractors, electrical contractors, site contractors, etc; coordinates all the work and is responsible for payment to all subcontractors and vendors.
The G.C. (General Contractor) is the party that performs or supervises the construction or development of a property pursuant to the terms of a primary contract with the property owner. The G.C. may use its own employees to perform the work and/or the services of subcontractors when doing so is the best interest of the client.

 A delivery method whereby the Owner selects an architect and engineers to design and develop construction documents from which the Owner solicits lump sum bids. Selection is based on the lowest responsible bid and the contractor serves as a single point of responsibility for construction.

 Competitive Sealed Proposals

 A delivery method similar to competitive bidding. The Owner selects an architect and engineers to design and develop construction documents. Once documents are fully complete the Owner solicits sealed proposals. Selection is based on a combination of price and the other factors that the Owner believes will provide the best value.
